Article 1 Duration of stay:
This agreement is decided for a definite duration and ends at the end of the indicated rental period.
It does not give the tenant under any circumstances the right to automatic continuation of the agreement.
During July and August there is only a weekly rental, i.e. from Saturday to Saturday.
Also longer period are possible e.g. 1 month, by mutual agreement.
Arrival : between 15 and 17 h.
Departure: between 10 and 11 h
Article 2 Contract conditions:
The reservation becomes final by paying the deposit of 30% of the total rental amount within a period of 14 days after sending the confirmation e-mail. The deposit of 250€ will be paid at check-in in cash or via payconic. The payment of this deposit makes the agreement binding on both parties.
The agreement is decided between both parties (tenant and landlord) and can in no case, not even partially, be transferred to third parties. Any breach of this clause, puts an immediate end to the agreement. The defaulting tenant, can not claim recovery of the rent.
Article 3 Guarantee:
The deposit is 250€.
This sum will be refunded by the landlord at check out after checking for any damage and costs to restore the holiday home back in good condition.
Usage of electricity will be deducted from the deposit. If the damage caused is more than 250€, this can be recovered from the tenant.
In case of loss of keys or access badge, 25€ will be deducted from the deposit.
Article 4 Payment schedule:
By reservation : 30% of the total amount of the rental within 14 days
30 days before arrival : remaining 70% of the total amount of the rental.
Article 5 Receiving and returning keys and badge:
We are always present to give you the keys and bagde at check-in.
Article 6 Consumption of and electricity, pellets ( heating with electricity and pellet stove)
Price electricity: 0.30 Kwh
Pellets : €4 per opened bag
Article 7 Cancellation by the tenant:
You can cancel free of charge up to 30 days before arrival.
You pay 50% of the total price if you cancel within 30 days before arrival.
If you don't show up, you pay the total price of the reservation.
If you end your stay early, there will be no refund of the remaining days.
The amount remains for the benefit of the landlord.
Article 8 Cancellation by the lessor:
The landlord transfers the full rental amount to the tenant.
Article 9 Use of the holiday home:
The tenant must respect the peaceful and quiet character of the holiday home and adhere to the use of the house, garden and surroundings in accordance with the destination.
It is not allowed to smoke in the holiday home.
The tenant is not allowed to smoke in the holiday home.
Article 10 Number of persons:
The agreement is drawn up for a maximum of 6 persons. If this maximum number is exceeded, the landlord has the right to refuse the excess.
Article 11 Pets:
Pets are not allowed.
Article 12 Parking:
The house has one numbered private parking space close to the house and is included in the rent.
Extra parking can be rented at €2 per day.
Article 13 Final cleaning:
The final cleaning costs 50€
Article 14 Insurance:
The tenant is liable for damage resulting from or inflicted by himself or persons to whom he has granted access to the stay.
The tenant is advised to cover himself against such risks.
The tenant is responsible for the following
Article 15 Complaints:
Please inspect the property on arrival and note any irregularities.
Please confirm these irregularities also within 24 hours after your arrival by phone.
Afterwards, no complaints will be accepted.
In case of serious complaints = pictures and registered letter.
Article 16 Belgian law:
Belgian law applies to this agreement.
Parties agree that any disputes will be submitted to the Belgian competent court.
